Besides, the El Niño phenomenon triggered 2014 to be the year with the highest rainfall in the last 40 years. This situation caused the rise or the water table in a large area of the southeastern province. The increase in the moisture content of the soil generated a decrease in its bearing capacity, causing differential settlements of the structure supported on it. This article details the causes of the settlements produced inas a 3-story building in the town of Monte Maíz, province of Córdoba, along with the proposed alternative solution. Also, the verification and reinforcement project of the mezzanine slabs with flexural cracks is included, due to the possible change of use of the same. Los suelos loéssicos ocupan gran parte de la provincia de Córdoba y son propensos a sufrir colapso por cambios volumétricos en presencia de agua. Además, el fenómeno del Niño provocó que 2014 resultara el año de mayores precipitaciones de los últimos 40 años, originando el ascenso del nivel freático en gran parte del sudeste provincial. El incremento en el contenido de humedad del suelo generó una disminución en su capacidad soporte, provocando el asiento diferencial de la estructura que apoya sobre el mismo. El presente trabajo detalla las causas de los asentamientos producidos en un edificio de 3 plantas de la localidad de Monte Maíz, provincia de Córdoba, junto con la alternativa de solución propuesta. Asimismo, se incluye la verificación y proyecto de refuerzo de las losas de entrepiso con fisuras por flexión, debido al posible cambio de uso del mismo.
