Its dynamics were based on a process of disintermediated channeling of resources towards the residential real estate market, combined with the singular resolution of the 2001 crisis through a mega-devaluation. Furthermore, these characteristics were strengthened in the City of Buenos Aires due to the urban policies promoted by its government. The article intends to study the real estate valuation for the period 2003-2015 in the City of Buenos Aires, for which the theoretical framework of Professor Samuel Jaramillo is recovered and a methodology for estimating the mass of urban rent per year is introduced, disaggregated by 27 neighborhoods. Based on the available data, and the methodological decisions adopted, it has been calculated that the total urban income mass reached US$14,825.7 million (current dollars). El “boom inmobiliario” registrado en la posconvertibilidad constituye un fenómeno particular de la historia económica argentina reciente. Su dinámica se montó sobre un proceso de canalización desintermediado de recursos hacia el mercado inmobiliario residencial, conjugado con la singular resolución de la crisis de 2001 a través de una megadevaluación. Más aún, estas características se potenciaron en la Ciudad de Buenos Aires debido a las políticas urbanas impulsadas por su gobierno. El artículo pretende estudiar la valorización inmobiliaria para el período 2003-2015 en la Ciudad de Buenos Aires; para ello se recupera el marco teórico del profesor Samuel Jaramillo y se introduce una metodología de estimación de la masa de renta urbana por año, desagregada para veintisiete barrios. En función de los datos disponibles y las decisiones metodológicas adoptadas, se calculó que la masa de renta urbana total alcanzó los U$14.825,7 millones (dólares corrientes). O "boom imobiliário" registrado no período pós-conversibilidade constitui um fenômeno particular da história econômica recente da Argentina. A sua dinâmica assentou num processo de canalização desintermediada de recursos para o mercado imobiliário residencial, conjugado com a singular resolução da crise de 2001 através de uma megadesvalorização. Além disso, essas características foram fortalecidas na cidade de Buenos Aires devido às políticas urbanas promovidas por seu governo. O artigo pretende estudar a avaliação imobiliária para o período 2003-2015 na cidade de Buenos Aires, a fim de recuperar o referencial teórico do professor Samuel Jaramillo e apresentar uma metodologia para estimar a massa de aluguel urbano por ano, dividida em 27 bairros. Com base nos dados disponíveis e nas decisões metodológicas adotadas, calculou-se que a massa total de renda urbana atingiu US$ 14.825,7 milhões (dólares correntes).
