This process generates territorial transformations in the peri-urban area of La Plata, where residential uses -typical of the urban area but with a lack of services and equipment-, coexist with agricultural, industrial uses and large vacant areas, typical of the rural area. In this way, the land in the peri-urban becomes a space in dispute between different social actors, where the real estate market plays an important role in shaping the territory. In this framework, the objective of the work is to identify and characterize the residential subdivisions located in the rural area -defined according to regulations- of the Partido de La Plata, investigating the roles of the real estate market and the State in the process of expansion of the city. En las últimas décadas se ha dado en el Partido de La Plata una proliferación de loteos residenciales en área rural, en el marco de una creciente expansión de la superficie urbanizada de la ciudad. Este proceso genera transformaciones territoriales en el periurbano platense, en donde conviven usos residenciales —propios del área urbana, pero con carencia de servicios y equipamientos— con usos agrícolas, industriales y grandes áreas vacantes, propios del área rural. De este modo, el suelo en el periurbano se convierte en espacio en disputa entre distintos actores sociales, en donde el mercado inmobiliario juega un rol importante en la configuración del territorio. En este marco, el objetivo del trabajo consiste en identificar y caracterizar los loteos residenciales localizados en el área rural —definida según normativa— del Partido de La Plata, indagando en los roles del mercado inmobiliario y el Estado en el proceso de expansión de la ciudad. Nas últimas décadas tem havido uma proliferação de loteamentos residenciais em áreas rurais no Partido de La Plata, no quadro de uma crescente expansão da superfície urbanizada da cidade. Este processo gera transformações territoriais na área periurbana de La Plata, onde coexistem usos residenciais - típicos da área urbana, mas com falta de serviços e equipamentos -, com usos agrícolas, industriais e grandes áreas vagas, típicas da área rural. Desta forma, a terra no periurbano torna-se um espaço de disputa entre diferentes atores sociais, onde o mercado imobiliário desempenha um papel importante na conformação do território. Nesse marco, o objetivo do trabalho é identificar e caracterizar os loteamentos residenciais localizados na área rural -definida segundo a normativa- do Partido de La Plata, investigando os papéis do mercado imobiliário e do Estado no processo de expansão da cidade.
