We hold that these resistance processes are a learning scenario to promote regulation instruments that facilitate the incorporation of various social actors in the planning processes. In this sense, the purpose of this work is to understand the transformation capacity of these resistances, analyzing the arguments to which they appealed and the mechanisms that were formed around them. For this purpose, the resistance that arose around six products are analyzed in particular as specific situations in which we find recurrences in relation to the arguments and mechanisms deployed. En los últimos treinta años el corredor costero norte ha cambiado ampliamente por la irrupción de nuevos productos inmobiliarios. Estos procesos de transformación territorial originaron una serie de resistencias sociales de quienes históricamente habitaban este borde ribereño. Consideramos que estos procesos de resistencia son un escenario de aprendizaje para promover instrumentos de actuación y regulación que favorezcan la incorporación de diversos actores en los procesos de planificación y gestión territorial. En ese sentido, el objeto de este trabajo es comprender la capacidad de transformación de estas resistencias, analizando los argumentos a los que apelaron y los mecanismos que se conformaron en torno a ellas.
