Based on urban history the article focuses on regulations and the most important architectural styles which evidenced the functionality of the apartments. These apartment buildings changed the architectural landscape of Mar del Plata as well as tourist lodging options. They also contributed to the profiling of Mar del Plata as a middle-class tourist city, leaving behind the restrictive offer to elites which charachterized the former period. El artículo analiza la construcción de casas de renta en uno de los destinos de veraneo más importantes de la Argentina. A partir de la historia urbana profundiza sobre la legislación y los estilos arquitectónicos más importantes que marcaron las funcionalidades de los departamentos. Dicha tipología en altura cambió la fisonomía edilicia de Mar del Plata y las opciones de habitación para los turistas. Además, contribuyó a perfilar una “ciudad turística” de clase media, dejando atrás una oferta restringida a la elite del periodo anterior.
