This is observed in various government social housing programs in latin america. This article inquires about the securitization of social interest housing built within the framework of the redevelopment program of an informal settlement in the city of buenos aires, the barrio padre carlos mugica. Said program, started in 2016, promoted the financialization of access to housing granted during the relocation process of a part of the population of the neighborhood and securitized through mortgage loans, granted by the state. The study focuses on analyzing the tensions that exists between the socio-urban integration objectives of the program the commodification of social housing and the indebtedness of the low-income beneficiary population. The research concludes that financialized access to property titles of housing units, arranged by the program, constitutes a novelty in this type of policy in argentina and generates disputes between the inhabitants and the local authorities. The aforementioned tensions are exacerbated due to the location of the settlement in an area highly valued by the real estate market. La financiarización y mercantilización de la vivienda configuran un tipo de política habitacional en la que el Estado se ocupa de facilitar el acceso a la misma como propiedad privada, mediante créditos hipotecarios. Esto se observa en diversos programas gubernamentales de vivienda social en América Latina. Este artículo indaga sobre la titularización de viviendas de interés social construidas en el marco del programa de re-urbanización de un asentamiento informal de la Ciudad de Buenos Aires, el Barrio Padre Carlos Mugica. Dicho programa, iniciado en el 2016, promovió la financiarización en el acceso a las viviendas otorgadas durante el proceso de relocalización de una parte de la población del barrio y titularizadas por medio de créditos hipotecarios, otorgados por el Estado. El trabajo se centra en analizar las tensiones que se dan entre los objetivos de integración socio-urbana del programa, la mercantilización de las viviendas sociales y el endeudamiento de población beneficiaria de bajos recursos. El escrito concluye que el acceso financiarizado a los títulos de propiedad de las unidades habitacionales dispuestas por el programa constituye una novedad en este tipo de políticas para el país y genera disputas entre los pobladores y las autoridades locales. Las tensiones señaladas se agudizan debido a la localización del asentamiento en una zona altamente codiciada por el mercado inmobiliario.
