To approach this problem, the city of Neuquén is used as a witness case. A medium-term view is implemented, from which three moments are clearly identifiable, namely: 1) the prehistory of closed urbanizations (1981-1995), 2) a phase marked by the first -although significant- attempts to scale the phenomenon (1996-2005); and, finally, 3) a take-off stage in which the riverside environment and irrigated oases tended to be commodified (2006-2017). In methodological terms, this work adopts a mixed strategy sustained in the intensive use of different types of sources, among which legislative documentation, municipal statistical information, scientific literature and thematic cartographies elaborated from Geographic Information Systems stand out. El presente trabajo tiene como objetivo reconstruir la forma en que se modularon los fenómenos de autosegregación de los sectores más encumbrados de la sociedad y la suburbanización de sus pautas residenciales. Para aproximarse a esta problemática utiliza a la ciudad de Neuquén como caso testigo e instrumenta una mirada de mediano plazo a partir de la cual se identifican tres momentos, a saber: 1) la prehistoria de las urbanizaciones cerradas (1981-1995), 2) una fase signada por los primeros -aunque significativos- ensayos de escalar el fenómeno (1996-2005); y, por último, 3) una etapa de despegue en la que se tendió a mercantilizar el entorno ribereño y los oasis de regadío (2006-2018). En términos metodológicos, el trabajo adopta una estrategia mixta sostenida en el aprovechamiento intensivo de distinto tipo de fuentes, entre las que se destacan documentación legislativa, información estadística municipal, literatura científica y cartografías temáticas elaboradas a partir de Sistemas de Información Geográfica.
