Findings reveal a concerning rate of housing abandonment (33.6% of homes are unoccupied), a 30% increase in rental costs since 2020, and growing perceptions of insecurity linked to urban decay and the rising presence of homeless individuals. Despite this, public spaces remain active and valued for their cultural and social offerings. The conclusions emphasize the need for comprehensive public policies to regulate the housing market, rehabilitate abandoned buildings, and improve urban infrastructure. The applied methodology provides a solid foundation for replicating the analysis in other historic centers grounded on the participation of inhabitants. This work seeks to address strategies to strengthen community life and promote fair, safe, and sustainable urban development. Este estudio analiza la habitabilidad del Centro Histórico de Cuernavaca desde la perspectiva de sus vecinos, con énfasis en el acceso a la vivienda y la percepción de seguridad en el espacio público. A través de 60 entrevistas a profundidad y mapas mentales, se exploran las transformaciones sociales, económicas y urbanas ocurridas en la última década. Los resultados revelan un preocupante abandono habitacional (33.6% de viviendas desocupadas), incremento del 30% en el costo de renta desde 2020 y una percepción creciente de inseguridad vinculada al deterioro urbano y al aumento de personas sintecho. Pese a ello, los espacios públicos se mantienen activos y valorados por su oferta cultural y social. Las conclusiones subrayan la necesidad de políticas públicas integrales que regulen el mercado de vivienda, rehabiliten inmuebles abandonados y mejoren la infraestructura urbana. La metodología empleada ofrece una base para replicar el análisis en otros centros históricos fundamentada en la escucha y participación de los habitantes.
