The article focuses on the seaside area of General Pueyrredon and Mar Chiquita, that is in localities and neighborhoods located along provincial route No. 11. This is an extensive territory where towns and neighborhoods coexist with dispersed rural population areas and a variety of land uses. The aim is to analyze the demographic and housing dynamics in agglomerations on the General Pueyrredon and Mar Chiquita coastline between 2001 and 2020. The data sources are the Censos Nacionales de Población, Hogares y Viviendas 2001, 2010; the Precenso de Viviendas 2020 and World Pop data bases. Quantitative techniques of basic statistical analysis, calculating rates, variations and percentages of the data sets were applied. The results show that population growth rates are rapid and include structural changes in sex and age composition. On the other hand, housing occupancy level is increasingly higher, with changes in occupancy from second residences to permanent ones. There is also an increase in the construction of new housing units. En la provincia de Buenos Aires (Argentina), sobre el litoral del Mar Argentino, hay numerosas localidades cuya población en 2010 era menor a 20.000 habitantes. El artículo focaliza en el frente costero de General Pueyrredon y Mar Chiquita, es decir localidades y barrios localizados sobre la ruta provincial Nº 11. Es un territorio extenso en el cual los pueblos y los barrios conviven con áreas de población rural dispersa y con variedad de usos del suelo. El objetivo es analizar las dinámicas demográficas y habitacionales en aglomeraciones del frente costero de General Pueyrredon y Mar Chiquita entre 2001 y 2020. Las fuentes de datos son los Censos Nacionales de Población, Hogares y Viviendas, el Precenso de Viviendas 2020 y las bases de datos de WorldPop. Se aplicaron técnicas cuantitativas de análisis estadístico básico, cálculo de tasas, variaciones y porcentajes de los conjuntos de datos. Los resultados muestran que los ritmos de crecimiento poblacional son veloces e incluyen cambios estructurales en la composición por sexo y edad. Por otro lado, el nivel de ocupación de las viviendas se incrementa, con cambios en la ocupación de segundas residencias a viviendas permanentes.
