In a process of replacing plot by plot, the gated communities, high-rise buildings and condominiums with amenities were located in a territory that was characterized by functional and spatial heterogeneity, with a mixture of recreational facilities, warehouses and suburban neighborhoods, with medium and low-income segments of the population. The growth by dispersion and the spatial fragmentation and discontinuity that characterized recent metropolitan transformations have been extensively studied in relation to peri-urban territories. However, not much has been analyzed about the particularities that these processes acquire in previously urbanized territories. As the riverside corridor is an area with a long process of urbanization and high cultural sedimentation, we understand that it offers a great opportunity in this regard. In this framework, through a morphological analysis, we intend to understand how growth by dispersion and spatial fragmentation operate on an already consolidated territory. El corredor de la costa norte del Área Metropolitana de Buenos Aires (AMBA), a lo largo de las riberas que se extienden entre Vicente López y Tigre, tuvo cambios estructurales en los últimos treinta años con la irrupción de nuevas tipologías residenciales. En un proceso de reemplazo parcela a parcela, urbanizaciones cerradas, edificios en altura y condominios con amenities se localizaron en un territorio que se caracterizaba por la heterogeneidad funcional y espacial, con una mixtura de equipamientos recreativos, depósitos y barrios suburbanos, de sectores populares y medios. El crecimiento por dispersión y la fragmentación y discontinuidad espacial que caracterizaron las transformaciones metropolitanas recientes fueron ampliamente estudiadas en relación a territorios periurbanos. En cambio, poco se ha analizado acerca de las particularidades que estos procesos adquieren en territorios previamente urbanizados. Por tratarse el corredor ribereño de un área con un largo proceso de urbanización y con alta sedimentación cultural, entendemos que brinda una gran oportunidad en este sentido. En ese marco, a través de un análisis morfológico nos proponemos comprender cómo opera el crecimiento por dispersión y la fragmentación espacial sobre un territorio ya consolidado.
