In this sense, we seek to unravel the characteristics of the system of construction and acquisition of units by identifying the actors, firms and entities involved. Finally, we argue that the contradictions of urban development generated socio-spatial segregation and inequality in access to housing. The result was determined by two opposing real estate logics that are still evident today. El artículo analiza la producción de viviendas económicas bajo el régimen de propiedad horizontal en Mar del Plata, una de las ciudades turísticas más importantes de la Argentina, en la década de 1970. Se rastrean los edificios construidos bajo dicho sistema y la amplitud de los planes estatales que se llevaron a cabo durante la llamada Revolución Argentina, la apertura democrática y la última dictadura militar. En este sentido, se buscan desentrañar las características del sistema de edificación y adquisición de unidades a partir de la identificación de los actores, las empresas y las entidades intervinientes. Por último, argumentamos que las propias contradicciones del desarrollo urbano generaron una segregación socioespacial y una desigualdad en el acceso a la vivienda por parte de la población. Resultado que estuvo determinado por dos lógicas inmobiliarias contrapuestas que se manifiestan hasta hoy en día: una estacional (turística) y otra permanente (de todo el año).
