In the confines of this essay, by commercial architecture we refer to that which is produced according to the logics of exchange value and not of use value. In this way, we intend to elucidate the political-economy that underlies in the disciplinary praxis from the examination of the architectural form and the design processes that create it. Thereby we will focus particularly on the architecture of real estate since it is this notion that materializes the abstract logics of capital in an architectural product.Starting from the historical analysis of design culture, a parallelism is drawn between the design processes typical of Beaux-Arts architecture and those that we observe today to finally propose a concept that approximates the way of projecting architecture in late capitalism according to its logic: the capital composition. El presente ensayo[1] es una aproximación que busca explorar la condición actual de la arquitectura contemporánea en relación con la producción de la arquitectura de mercado. En los confines de este ensayo, por arquitectura de mercado nos referimos a aquella que se produce de acuerdo a las lógicas del valor de cambio y no del valor de uso.[2] De esta manera, se pretenden dilucidar las lógicas económico-políticas subyacentes a la praxis disciplinar a partir de la examinación de la forma arquitectónica y de los procesos proyectuales que le dan origen. Con esto nos enfocaremos particularmente en la arquitectura del real estate, de bienes raíces o inmobiliaria ya que es esta la que materializa las lógicas abstractas del capital en un producto arquitectónico. A partir del análisis histórico de la cultura proyectual, se traza un paralelismo entre los procesos de diseño propios de la arquitectura Beaux-Arts y aquellos que observamos en la actualidad para proponer, finalmente, un concepto que se aproxime a la forma de proyectar arquitectura en el capitalismo tardío[3] de acuerdo con sus lógicas: la composición capital. [1] Este ensayo es parte de una investigación de tesis del Doctorado en Arquitectura DoctA, FAUD-UNC. [2] Con esto nos referimos a una arquitectura concebida desde las lógicas cuantitativas y producida por las fuerzas del mercado, como una expectativa y propuesta de valor de cambio, es decir como un commodity e incipiente activo financiero security. Por oposición a una arquitectura de interés social donde primaría, en principio, el “valor de uso” que no es objeto de este ensayo.
