The objective of this work is to analyze the expansion of the real estate market on the coast of a Patagonian extractivist city, taking as an example the case of the "Bajada de los Palitos" beach. From a qualitative approach, we propose highlighting the particular dynamics that the project acquired, but also accounting for the processes of organization of neighbors that were articulated in front of it. The methodological proposal was based on the analysis of journalistic sources, field surveys, the regulations, and an active participation from a dialogue of knowledge with the social actors involved in the defense of the coasts. The distributive ecological conflict made it possible to see how these projects, through greenwashing, fait accompli procedures and state deregulation in matters of territorial ordering, advance on the urban-coastal space of Comodoro Rivadavia. This shows how the access and use of beaches without contamination is guaranteed for limited sectors of the population, while popular use is restricted to those that are degraded by oil extraction or sewage effluents, privatizing not only common goods but also their social and community uses. El avance de urbanizaciones a través de la privatización de espacios litorales se encuentra ligado a conflictos sociales que son parte de una resistencia a las injusticias ambientales. El objetivo de este trabajo es analizar la expansión del mercado inmobiliario en la costa de una ciudad extractivista patagónica, tomando como ejemplo el caso de la playa "Bajada de los Palitos". A partir de un enfoque cualitativo nos proponemos evidenciar las dinámicas particulares que adquirió el proyecto, pero además poder dar cuenta de los procesos de organización de vecinxs que se articularon frente al mismo. La propuesta metodológica se basó en la revisión de fuentes periodísticas, relevamientos de campo, análisis de la normativa y la participación activa con las y los actores sociales involucrados en la defensa de las costas. El conflicto ecológico distributivo permitió ver cómo estos proyectos a través de greenwashing, procedimientos de hecho consumado y desregulación estatal en materia de ordenamiento territorial, avanzan sobre el espacio urbano-costero de Comodoro Rivadavia. Así se evidenció cómo se garantiza el acceso y uso de playas sin contaminación para sectores concentrados de la población, mientras que el uso popular queda restringido a aquellas que se encuentran degradadas por el extractivismo petrolero o efluentes cloacales, privatizando no solo bienes comunes, sino también sus usos sociales y comunitarios.
