However, protecting the typical housing stock of each territory, especially in the dynamic urban settings, was —and remains— a challenge. The experiments of proposals for longer-term residential protection have coincided in two aspects of interest: the promotion of indicators of patrimonial sustainability which are inscribed in each state-local framework, together with the recognition and treatment of the user role. In this sense, from historical-architectural and social variables, the construction and application of indicators of residential heritage sustainability is proposed to highlight problems and potentialities towards the formulation of appropriate preservation strategies. For this purpose, it is approached the city of Mar del Plata, a paradigmatic intermediate agglomeration from the province of Buenos Aires, due to its past and present dynamisms, with focus on its chalets “Mar del Plata style” and its users. Two historic neighborhoods were analyzed —Stella Maris and La Perla—, where a significant diversity of chalets survives in a framework of multiple risks that affect their permanence. From a mainly qualitative perspective supported by quantitative data, in situ surveys, written sources (previous research, scientific articles, heritage charts), graphical sources (planimetries, photographs, aerial images) and oral sources (surveys, interviews) were articulated. In this way, the investigation allowed to look upon renewed ways to progress in the safeguarding of the contextual residential legacy. |

Desde mediados del siglo XX, el devenir de la salvaguarda relacionada con las viviendas ha avanzado desde la monumentalidad hasta el contexto, desde la individualización hasta la caracterización paisajística, desde las condiciones materiales hasta los aspectos vivenciales. Sin embargo, amparar el cuerpo de las residencias típicas de cada territorio, en especial en los dinámicos marcos urbanos, resultó —y resulta— un desafío. Las experimentaciones de propuestas hacia un amparo residencial a más largo plazo han coincidido en dos aspectos de interés: la promoción de indicadores de sustentabilidad patrimonial, inscriptos en cada marco estatal-local preservacionista, junto con el reconocimiento y el tratamiento del rol usuario. En este sentido, desde variables histórico-arquitectónicas y sociales se propuso la construcción y la aplicación de indicadores de sustentabilidad patrimonial residencial para visibilizar problemas y potencialidades hacia una formulación de estrategias de preservación apropiadas. Para ello se abordó la ciudad de Mar del Plata, una aglomeración intermedia bonaerense paradigmática debido a sus dinamismos pasados y presentes, con foco en sus chalets “estilo Mar del Plata” y sus usuarios. Se analizaron dos barrios históricos —Stella Maris y La Perla—, donde sobrevive una relevante diversidad de chalets en un marco de múltiples riesgos que afectan su permanencia. Desde una perspectiva principalmente cualitativa, apoyada por datos cuantitativos, se articularon relevamientos in situ, fuentes escritas (investigaciones previas, artículos científicos, cartas patrimoniales), gráficas (planimetrías, fotografías, imágenes aéreas) y orales (encuestas, entrevistas). De esta manera, la indagación desarrollada permitió avanzar en renovados caminos para progresar en la salvaguarda del legado residencial contextual. Desde meados do século XX, a evolução da salvaguarda relacionada com a habitação avançou da monumentalidade para o contexto, da individualização para a caracterização da paisagem, das condições materiais para os aspectos vivenciais. No entanto, proteger o corpo das residências típicas de cada território, especialmente em ambientes urbanos dinâmicos, foi - e ainda é - um desafio. A experimentação de propostas de proteção residencial de longo prazo, tem coincidido em dois aspectos de interesse: a promoção de indicadores de sustentabilidade patrimonial, registrados em cada quadro preservacionista estadual-municipal, juntamente com o reconhecimento e tratamento do papel do usuário. Nesse sentido, a partir de variáveis histórico-arquitetônicas e sociais, foi proposta a construção e aplicação de indicadores de sustentabilidade patrimonial residencial para tornar visíveis problemas e potencialidades para a formulação de estratégias de preservação adequadas. Para tanto, abordou-se a cidade de Mar del Plata, aglomeração paradigmática intermediária de Buenos Aires por seus dinamismos passados e presentes, com foco em seus chalés “estilo Mar del Plata” e seus usuários. Foram analisados dois bairros históricos -Stella Maris e La Perla-, onde uma diversidade relevante de vilas sobrevive em um quadro de múltiplos riscos que afetam sua permanência. Numa perspectiva essencialmente qualitativa apoiada em dados quantitativos, articulam-se inquéritos in situ, fontes escritas (pesquisas anteriores, artigos científicos, cartas patrimoniais) e gráficos (planimetrias, fotografias, imagens aéreas). Desta forma, a investigação desenvolvida permitiu avançar em caminhos renovados para avançar na salvaguarda do legado residencial contextual.
