Peri-urban spaces constitute complex and changing border territories with respect to the city, which express the spatial and temporal transition between rural and urban space through certain articulations and tensions. The aim of this work is to analyze the socio-territorial processes with incidence in peri-urban spaces, taking the case of the municipality of Esteban Echeverría, located in the southern zone of Buenos Aires Metropolitan Region, Argentina. The methodology includes the observation of satellite imagery, the processing of data through Geographic Information Systems (GIS) and interviews with qualified informants. Results and discussion are based on the analysis of quantitative data on the area occupied by the various urban and rural land uses in the period 2004-2022. Observed changes in land use are interpreted as indicators of the following socio-territorial processes: dispersed, fragmented and segregated residential expansion; consolidation of industrial and logistics areas; loss of areas of intensive primary activities; and aggravation of negative urban externalities and urban-environmental problems. The work closes with some recommendations on territorial policy for local administration. Los espacios periurbanos constituyen complejos y cambiantes territorios de borde con respecto a la ciudad, que expresan la transición espacial y temporal entre lo rural y lo urbano a través de determinadas articulaciones y tensiones. El objetivo de este trabajo es analizar los procesos socioterritoriales con incidencia en espacios periurbanos a partir del caso del Municipio de Esteban Echeverría, ubicado en la zona sur de la Región Metropolitana de Buenos Aires, Argentina. La metodología incluye la observación de imágenes satelitales, el procesamiento de los datos mediante Sistemas de Información Geográfica (SIG) y la realización de entrevistas a informantes calificados. La presentación y discusión de los resultados se basa en el análisis de datos cuantitativos sobre las superficies ocupadas por los diversos usos del suelo urbanos y rurales en el período 2004-2022. Los cambios de usos observados se interpretan como indicadores de los siguientes procesos socio-territoriales: expansión residencial dispersa, fragmentada y segregada; consolidación de áreas industriales y logísticas; retroceso de actividades primario-intensivas; y agravamiento de externalidades urbanas negativas y de problemas urbano-ambientales. El trabajo se cierra con algunas recomendaciones de política territorial para la gestión local.
